Buy a New Home in Rancho Bernardo

You can learn more today about the different types of new home construction and how to begin building. This information will provide you with a foundation of knowledge important to have if you are considering building a new home in Rancho Bernardo.

If you are planning to build a new home in Rancho Bernardo, familiarize yourself with some of the key terms used to describe new home construction. There are four basic types of new home construction.

The Custom Home

A custom home is built according to your specifications, specially created for you and your needs. To build a custom home, you select a specific site and a specific builder, neither of which will be affected by the constraints of a planned community. Custom homes are not necessarily expensive; they are simply unique and original to you. This type of new home may be right for you if you have special needs, or if you simply do not prefer the typical cookie-cutter homes of suburbia.

The Semi-Custom Home

A semi-custom home is just that: semi-custom built. With this sort of new home, a builder will start with a general blueprint of a home, and you can then make alterations according to your specific wants and needs. A semi-custom home still allows for a great deal of flexibility, yet, since its basic design follows an existing blueprint, the construction may be simpler than that of a completely custom home.

The Production, or Tract, Home

A production, or tract, home is built according to a standardized blueprint. This type of home is typically found within planned subdivisions, in which there may only be several floor plans available. These homes are usually similar in size and shape and cannot be changed dramatically, as they must conform to the uniformity of other houses in the neighborhood.

The Spec Home

A spec, or on speculation, home is constructed by a builder who has not yet identified a particular buyer for the home but is looking to secure one in the near future. A spec home may be a custom, semi-custom or production home. If the home is not a production home, you may be able to customize the layout and features of the house if you contact the builder early enough. Depending upon the point during the construction process at which you contact the builder, you should be able to make some changes according to your specifications.

Selecting a Builder

After you understand the basic types of new home construction, select a builder. Secure a builder early on in the process, even before deciding on a lot, because a builder can help you examine potential land to determine whether it will be suitable for your desired home. Once you have decided on a lot for your new home, your builder will provide you an estimate of construction costs. At this point, if you would like to consider alternative bids, you may do so.

Learning more about different types of new home construction available in your area and about the importance of selecting a builder are two important steps to building your new home in Rancho Bernardo. Begin your search with the knowledge you need.
